UNDERGROUND CAR PARKING AREA

There are two underground levels within the Athens Business Park.

The first underground level has a surface area of 7.500 sq.m. and the second level a surface area of 7.500sq.m. Both levels will be used as parking areas (with suitable entrance ramps) and have two access points: One entrance is located on Piraeus Str. and the other is situated on a parallel road running along the rear side of the plot, which has a double frontage.

The two underground levels are connected with an internal vehicle ramp and serviced by four stairways (layout and dimensions based on Decree 71/88 of the Regulation) which lead to buildings K3New, K4, K5 and K6 as well as two lifts per building with a capacity of 13 people/lift.

BUILDING K1 LISTED

 Surface Area 1.200 sq.m.

It has been characterized as a listed building and any exterior alterations or additions are subject to special building restrictions as per GOV. 1142D/2002. It has a basement, ground floor and a first floor connected by a central steel staircase. The dimensions and layout of the stairway comply with the fire protection regulations which apply to this building. Additionally it features an 8-person capacity lift. This building has a pending reconstruction of a pre-existing additional wing located on the NW side, of a total ground surface of 135,00 Sq.m. plus a mezzanine of a total surface of 84,00 Sq.m.

The lessor company shall undertake all necessary lawful actions as per the building’s urban compliance. in order for a restaurant/café to operate within. The lessee has the right to change the formation of the leased interior space at his discretion, without the need for prior approval but changes must correspond to pre-agreed use and must conform to the building’s supporting structure and regulations.

BUILDING K2 LISTED

Surface Area 1.200 sq.m.

It has been characterized as a listed building and any exterior alterations or additions are subject to special building restrictions as per GOV. 1142D/2002. This building has a ground floor, mezzanine and a first floor connected by a central steel staircase. The dimensions and layout of the stairway comply with the fire protection regulations which apply to this building. Additionally, there is an exterior stairway/fire escape (accessed by the ground floor, mezzanine, first floor and flat roof) and an 8-person capacity lift. On the NE side there is an adjacent independent building (additional building with private entrance) which is presently being reconstructed.

Building K3 has been characterized as a listed building and any exterior alterations or additions are subject to special building restrictions as per GOV. 1142D/2002. It has a ground floor and a first floor. These floors connect by an exterior stairway the layout of which must conform to the special regulations that apply to the building and an 8-person capacity lift.

BUILDING K3 METAL

Surface Area 2000,00 sq. m.

It consists of a ground level and four above-ground floors. The main entrance, equipped with a handicap ramp, faces the West side of the main square and leads to a central stairway and lift. There is an additional interior stairway which serves as an emergency escape (see dwg.). The new K3 building will connect with the listed K3 building through an annex building to be constructed.

It will be serviced by a heavy-load lifting platform in order to facilitate the loading and unloading of equipment and materials

BUILDINGS K4 & K5

Surface area of 4400 sq.m.- each one

These buildings consist of a ground level (664.60 sq.m.) and four above-ground floors (882.30 sq.m.). The main entrance, equipped with a handicap ramp, faces the East side of the main square and leads to a central stairway and lifts. There is a secondary interior stairway which serves as an emergency escape on the Southern side.

The buildings will be serviced by a heavy-load lifting platform in order to facilitate the loading and unloading of equipment and materials.

Surface area of 3300 sq.m.

It consists of a ground level and four above-ground floors. The main entrance, equipped with a handicap ramp, faces the East side of the main square and leads to a central stairway and lifts. There is a secondary interior stairway which serves as an emergency escape on the Southern side (see dwg.).
